Wentworth By The Sea Community
Wentworth By The Sea is a unique residential community that includes 107 single-family and condominium homes nestled along the coastline of the island community of New Castle, New Hampshire. In addition to homes, the community's approximately 100 acres include the Wentworth By The Sea Hotel and Spa Resort and the Wentworth Marina, as well as open space for recreational use. The nearly 20 acres of open space include a pool, three tennis courts, and clubhouse facilities. The Marina has 170 boat slips, a fuel dock, and launch services to the several moorings in Little Harbor. Across the harbor from the community is the Wentworth By The Sea Country Club consisting of an 18-hole historic golf course and practice areas, swimming pool, four outdoor tennis courts, four indoor tennis courts, fitness center, and a club house with dining rooms, meeting rooms and lockers.
Neighborhoods in the Community
The WBTS Community consists of eight neighborhoods: Campbells Island, Dockside, Ducks Head, Great Island, Harborview, Little Harbor, Marina Heights, and Mill Pond. The WBTS Master Association is comprised of homeowners from all eight neighborhoods. Each unit owner is a member of the Master Association as well as their neighborhood association. The Board of Directors of the Master Association, elected periodically by the homeowners, controls and manages certain common lands and common property, including certain roads and utiities, for the benefit of all residents. Regular assessments are collected from all homeowners to cover the expense of operation, maintenance, and repair of the common lands and property and an annual capital reserve assessment is collected to provide for significant capital expenditures benefiting the community, e.g., road paving. Individual homeowners are billed by the Town of New Castle for sewer usage and the City of Portsmouth for water usage.
